Adopted in 2025, the Downtown Master Plan serves as the strategic roadmap for the growth, preservation, and revitalization of Nappanee’s historic core. This plan balances our rich heritage with forward-thinking infrastructure and economic development.

Strategic Land Use: Enlivening Lincoln

The "Enlivening Lincoln" strategy focuses on transforming Lincoln Street into a vibrant multi-modal hub.

  • New Public Plaza: A year-round civic space featuring a performance stage and room for seasonal events (Ice skating, Farmers Markets).
  • Boutique Hotel & Entertainment: Proposals for a 10-15 room boutique hotel and a Family Entertainment Center to drive tourism and local activity.
  • The Depot District: Utilizing the historic train depot as an anchor for new retail and gathering spaces.

Design & Character Guidelines

To maintain Nappanee’s aesthetic integrity, all new developments and renovations within the Downtown District should adhere to specific design standards:

Category Key Standards
Architecture Maintain historic styles (Queen Anne, Italianate) and use high-quality, durable materials for infill.
Signage Pedestrian-scaled blade signs and appropriately sized sign bands are encouraged.
Streetscapes Wider sidewalks, amenity zones for lighting/seating, and integrated public art.

Implementation Timeline

The plan is phased to ensure manageable growth:

  • Short-Term (1-5 Years): Public plaza construction, alley activations, and initial wayfinding signage.
  • Long-Term (5-10 Years): Major utility undergrounding and large-scale redevelopment of key parcels.
